POLICIES & HOUSE RULES

 

 

Our top priority is to offer a pleasant, safe, and sanitary environment for all our customers during their stay with us. To uphold this standard, we have carefully implemented the following policies, effective immediately. Please be aware that these policies are subject to change at the owner's discretion, and any modifications will be promptly communicated on our website.

 

 

Room Reservations and Guarantee

To make a reservation, a credit/debit card is required at the time of booking. Cash payments are still accepted at check-in. Your card will be kept on file for incidentals or any applicable fees as per our policies. To book a room, please call our office at 903-474-5864. We can no longer accept email, text, or social media reservation requests. Please note: Check-in is at 2:00 pm and check-out is at 10:00 am. Should you need an early check-in or late check-out, you need to notify our office in advance to make sure that we can accommodate the change.

 

Cancellations and No-Shows

Please note that you must cancel your reservation at least 24 hours before your scheduled reservation time. Cancellations can only be made by calling our office at 903-474-5864; they are not acceptable via email, text, or social media. Guests who fail to cancel within the 24-hour time frame or do not show up will be charged the full amount of their reservation plus tax. This charge will be applied to the credit/debit card provided at the time of booking. We do not offer discounts or refunds for late arrivals or early checkouts.

 

Smoking

Smoking of any kind is not permitted in the rooms. We provide a designated outdoor smoking area with an ashtray for our smoking guests. If any guest is caught smoking in a room, a $250 fee will be charged.

 

Pets

Pets are not permitted in rooms unless they are registered service animals, for which proof must be provided. If a pet or evidence of a pet is found in the room, a $250 fee will be charged.

Please note: The service animal must meet the ADA Title II and III definition of a service animal. Emotional support animals are not considered service animals.

 

Ice Chests and Coolers

Ice chests and coolers are not allowed in the rooms. A $75 fee will be charged if one is discovered in the room.

 

Cleaning

Please note that any cleaning beyond the standard level may result in a $250 excessive cleaning fee. Guests are required to leave their rooms in a condition that does not necessitate excessive cleaning or repairs due to negligence. If excessive cleaning or repairs are necessary due to the guest's negligence, a $250 fee will be applied. If linens, bedding, or towels require excessive cleaning or are damaged, a $50 fee will be charged per incident. There is no fish cleaning allowed on the premises. Failure to comply with this policy will result in a $150 cleaning fee.

 

No Open Fires

You are welcome to use the grill we have provided for our guests, or you may bring your own, but please do not use any under the carport area. There is a designated area by the picnic tables to use grills. If anyone uses a grill or has any open fire under the carport area, there will be a $150 fee charged.

 

Lost Keys

The guest is responsible for keeping track of their room key. If a key is lost, a $50 fee will be charged for its replacement.

Guest Removal or Rejection

The owner has the right to remove or reject any guest(s) for specific reasons related to the safety, security, and well-being of the premises and its occupants.
